OCD’s Facilities Management Department, headed by Chris Howard, is a growing team of skilled professionals with significant experience in hard and soft Facilities Management (FM) services. Delivering both Whole Building and Part Building contracts, the FM Department is committed to identifying and understanding clients’ individual’s needs – and to providing a high quality and cost-effective service which meets these requirements.
Whole Building
OCD FM’s Department is equipped to meet all FM requirements. Where services are required for a whole building, a OCD team will typically set up residence in the building, taking responsibility for a comprehensive range of services including planned preventative maintenance (PPM), 24 hour and emergency call outs, cleaning, security and the provision of a help desk.
Part Building
For clients operating from a multi-tenanted building in which the primary services are provided and maintained by the landlord, OCD offers FM provision for the Tenant’s additional services installation. These can include meeting rooms, communications rooms, kitchens and tea points, which our FM Department can attend and maintain for you.
OCD is committed to providing customers with a high quality individually tailored service. In order to identify and understand each client’s particular needs, our FM Department will, in all cases, undertake a comprehensive survey. Using this information, we will select the appropriate expertise to attend to your enquiry and ensure that we are prepared for the first, and any subsequent, meetings.
We make sure that you get the best from your facilities. Prior to setting up an FM contract, we will prepare a full list of your mechanical and electrical equipment, and undertake a condition survey. We will then implement a Planned Preventative Maintenance (PPM) programme which will:
- ensure that all your mechanical and electrical equipment reaches and, where possible, surpasses its expected life span;
- ensure that you benefit from the most economical solution;
- support you in more accurately forecasting potential expenditure; and,
- ensure that all your mechanical, electrical and soft services are compliant with Approved Codes of Practice and British Standards.
OCD strives to provide our clients with complete reassurance; our FM service includes regular Fire, Health and Safety Risks Assessments; such that our clients never compromise the safety of their staff or fail to comply with their legislative obligations. We work with clients to ensure optimum satisfaction: our monthly reports provide detailed information on performance achieved against the agreed KPI targets, maintenance works completed, and a further assessment of the building fuel and power consumption monitored over the period. Furthermore, in instances of part building FM provision, we will work with the landlord’s FM team to ensure the smooth and compliant delivery of services.
